We opened in 2012 with two agents and a view that most brokerages are built to serve the brokerage. Fourteen years later there are four of us, and that is the plan.

Why we stayed small

Every firm faces the same choice eventually: take more listings, or take better care of the ones you have. Growth is the obvious answer, and almost everyone picks it.

We went the other way. Four agents, six neighborhoods, and a cap on how many active listings each of us carries. It means turning work away most months. It also means your agent has read the survey, walked the lot line, and knows which neighbour objects to everything.

What that buys you

Time, mostly. Time to price properly rather than guess. Time to sit your open house instead of sending someone who has never seen the place. Time to answer the phone on a Sunday afternoon when an inspection report has frightened you.

How we charge

One fee, agreed in writing before anything begins, covering photography, staging consultation, floor plans and marketing. No menu of extras, and no invoice at the end for things you assumed were included.

If we would not list it at the price we are recommending, we say so before you sign, not after the third week of silence.
